Project Description
Development Directive was engaged as Client-Side Project Managers by Accessible Homes Australia (AHA) to oversee delivery of Urraween Village, a purpose-built Specialist Disability Accommodation (SDA) community in Urraween, Hervey Bay.
The $10 million development delivers 14 single-level, two-bedroom, fully accessible villas for NDIS participants with high physical support needs, addressing a significant shortfall in accessible housing across the Wide Bay region, where only 2.7% of NDIS participants currently receive SDA funding. The project has attracted praise from media, government and the Fraser Coast Regional Council for meeting this regional need.
Each residence includes smart home automation, voice-controlled systems, duress and communication technology, and emergency backup power, alongside shared facilities including an accessible pool with hoist, rehabilitation gym, multimedia lounge, sensory garden and BBQ area, all supported by on-site out-of-hours assistance. Set within a walkable precinct close to Stockland Hervey Bay, Bunnings, local hospitals and the waterfront, the village connects residents to community life while offering privacy and convenience.
As Project Managers, Development Directive's responsibilities included contract administration, assessment of progress claims and variations, coordination with finance, quality and compliance oversight, and management of the contractor and consultant team throughout construction, alongside ongoing liaison with the Fraser Coast Regional Council to maintain compliance with approval conditions.
Urraween Village is AHA's first regional Queensland SDA project, marking a new phase in the provider's mission to expand accessible housing beyond major metropolitan areas. The development was completed on time in April 2026, with residents now moving into their new homes.
